3 Barrel Island

A subterranean fitness room was chosen as an ideal location for a wine cellar. By modifying the structural support of the upper floors, a steel beam now replaces two columns, and relocated mechanical systems make way for precious headroom.

Honey, I Shrunk The Kitchen

With less than 130 available square feet, the tight budget limited the new design to keeping all plumbing, electrical, and appliances to their original locations without affecting the existing hardwood flooring. Through proper space planning, maximum storage was achieved, thus allowing the client to customize two of the upper cabinets for display storage with reeded glass door fronts. Treasure Island

The curved island is a striking complement to this galley-style kitchen. A 15×30 addition accommodates an expanded kitchen and family room with entertainment center and plenty of rustic charm. Wide plank floors and 2-tone cabinetry are accented with colorful tile and professional appliances. The vaulted ceiling exposes the existing upper bedroom that was converted to an office loft exposed to below. Mediterranean Patio

A monumental re-build of a failing elevated patio. The patio and wall systems appeared to be in good shape until they were removed, exposing a substantial amount of rotted framing material. Existing structural elements were maintained while water saturated sub deck materials were replaced and waterproofed. Cast concrete ballustrade set on foundation wall over waterproofed membrane and pedestal pavers. Built-in swim spa with LED lighting was protected,maintained and serviced during the reconstruction process.
