The critical design challenge for this project was drainage.  Instead of scuppers, a continuous drip edge system was designed as a low maintenance alternative.  Mounting the balustrade on the wall without penetrating the membrane was critical.  The solution was achieved by bolting galvanized steel angled plates to the face of the rim joists, allowing water to drain out from behind the castings.  Careful to maintain original elements including landscaping and stamped concrete walkway, the salvaged iron gate leads (4) up the completely restructured pre-cast stair system.
