<p><strong>This wasn’t a light refresh.</strong><br />We bumped out the main floor and added a second story, creating entirely new spaces.</p>
<p>The upstairs addition became a versatile bonus room—ready to adapt as the children grow. On the main floor, we expanded the footprint to build a larger home office, turning a once-small bedroom into a functional, light-filled workspace.</p>
<p><strong>Redefining the Entryway</strong></p>
<p>Before, the front door opened into a cramped corner. Guests crowded into a narrow hall that funneled into the kitchen.</p>
<p>By extending the entry, we created a space that welcomes instead of bottlenecks. Now, guests can enter, mingle, and take in the home without stepping on each other’s toes.</p>
<p>We included a custom open entry mudroom with built-in cabinetry for coats, a storage bench for shoes, and shelving that feels intentional. It’s practical, polished, and perfectly placed.</p></div>

<p>This family loves wine, and their new entry space reflects it. We designed a built-in bar with <strong>two wine fridges</strong>, dedicated wine storage, and an eye-catching backsplash. The tile is a perfect example of using premium materials in a small area for maximum impact.</p>
<p>A floating wood shelf matches the cabinetry, while the quartz countertop—identical to the one in their kitchen—ties the spaces together. The bar sits just steps from the living and dining rooms, turning the entry into an extension of their entertaining space.</p>
<p><strong>Seamless Integration with the Existing Home</strong></p>
<p>We didn’t touch the kitchen, but we honored its design. Matching the quartz countertop and cabinetry finishes ensured the new bar felt original to the house.</p>
<p>That attention to detail carries throughout the remodel. From stains and textures to tile placement, every choice was deliberate. The goal: make the new spaces feel like they’ve always been there.</p></div>

<p>In July 2019, Michael and Traci Tenhulzen began &#8220;Building a Legacy&#8221; with  their ambitious journey to transform the iconic &#8220;pink tractor&#8221; property in Woodinville&#8217;s Hollywood Tourist District into the <a href="https://hollywoodmanor.com/" target="_blank" rel="noopener">Hollywood Manor</a> &amp; <a href="https://www.tenhulzenreserve.com/" target="_blank" rel="noopener">Tenhulzen Reserve.</a> Their vision was to create a space that honored the local wine industry while preserving the area&#8217;s rural residential zoning. This project, which would become known as Tenhulzen Reserve. While facing numerous challenges that ultimately resulted in the creation of the stunning Hollywood Manor.</p>

<p>The property&#8217;s history of commercial beer and wine consumption on residentially-zoned land presented initial obstacles. Needless to say, the Tenhulzens had to navigate complex negotiations with King County Code Enforcement during the pre-closing process. Their commitment to preserving the rural area residential zoning meant removing existing wine and beer structures and replacing paved surfaces with approved alternatives.</p>
<p>By September 2019, the property was christened Tenhulzen Reserve, symbolizing both a tribute to the local wine industry and a pledge to maintain the area&#8217;s residential character within the feel of a 100-year-old structure. The Hollywood Manor was conceived as a 5,200 square foot home that would seamlessly blend modern amenities with the feel of a century-old structure.</p></div>

<p>Despite securing building permits by August 2022, financing remained elusive. Undeterred, the Tenhulzens took a leap of faith.  Breaking ground in September while still seeking funding. As framing progressed, it became clear that their long-standing commercial banking relationships would not support this unique project.</p>

A vaulted ceiling was introduced to add volume, while separate conditioning by a mini-split system ensured a conducive atmosphere for long writing sessions. With windows adorning three sides, the new office allowed for breathtaking views of the natural backyard surroundings.</p>
<p><strong>Enhanced Accessibility and Privacy: The Art of Adapting Interior Spaces</strong></p>
<p>Creating the addition wasn&#8217;t just about expanding the home; it also involved rethinking the layout and improving accessibility. This meant replacing the existing laundry room with a hallway and reimagining the adjacent powder room into an enhanced laundry area. Replicating the existing interior doors, casework, and flooring was a challenge, given the home&#8217;s age, but the results were worth the effort.</p></div>

<p>Barrier-free design proves to be one of the best solutions for enjoying the home into our later years. In most cases, the expense associated with creating such improvements creates value through long-term enjoyment and improved resale value.</p>
<p>It has become increasingly popular to relocate the primary suite from the upper floor to the main floor. Assessing the options with this home’s layout, it was determined the best solution was an addition off the back of the garage, with access through adjacent living room.</p>
<p><strong>Designing a Comfortable and Accessible Space</strong></p>
<p>This addition includes a comfortably sized bedroom with windows to the back lawn and surrounding foliage, leading to a gracious bathroom and walk-in closet. The bathroom features a wheelchair-friendly shower, dual vanity, and water closet. Timeless finishes were chosen for aging in place. The entire addition is conditioned by a separate mini-split system.</p></div>

Large yards, aging sport courts, and oversized garages demand constant upkeep. At the same time, today’s housing market discourages downsizing. In many cases, moving locally offers little financial advantage.</p>
<p data-start="687" data-end="854">Instead of selling, many empty nesters are building an Accessory Dwelling Unit, or ADU. This approach allows homeowners to stay rooted while improving flexibility.</p>

<p data-start="905" data-end="1087">An ADU provides options without forcing relocation. Initially, many homeowners design the space for a family member.Later, they may convert it into an income-producing rental.</p>
<p data-start="1089" data-end="1441">For example, one family built an ADU for a snowbird mother. She funded a ground-floor suite with a kitchenette and private living area. As a result, she enjoyed summers with her daughter and son-in-law. Eventually, the family retained the added equity within the property. When they sell, they can leverage that value through a 1031 exchange. Therefore, an ADU often creates both emotional and financial return.</p>

<p data-start="1563" data-end="1773">However, ADU regulations have evolved over time. In 2011, King County restricted separate cooking appliances in kitchenettes. Additionally, officials required enhanced fire separation and septic upgrades.</p>
<p data-start="1775" data-end="2003">Similarly, Woodinville imposed strict life safety requirements in 2015. In some cases, homeowners had to retrofit both the ADU and primary residence. Consequently, compliance added roughly 25 percent to construction costs. Despite these challenges, regulations have steadily relaxed.</p>
<h6 data-start="2074" data-end="2116">Modern ADUs Offer Greater Flexibility</h6>
<p data-start="2118" data-end="2411">Today, jurisdictions support ADU development more openly. Modern codes allow fully functional kitchenettes and standard shared-wall construction. Furthermore, some cities now issue separate addresses for ADUs.<br data-start="2331" data-end="2334" />For example, the City of Kirkland recognizes ADUs as independent dwellings.</p>
<p data-start="2413" data-end="2626">As restrictions ease, more homeowners embrace this practical solution. An ADU can support aging parents, returning adult children, or rental income. At the same time, it strengthens long-term property value.</p>
