For this family, timing mattered. With a toddler underfoot and another baby on the way, they needed a home that worked harder. Tenhulzen Residential listened closely, planned carefully, and delivered a remodel that gave them space, flow, and features tailored to how they live every day.

Expanding Up and Out

This wasn’t a light refresh.
We bumped out the main floor and added a second story, creating entirely new spaces.

The upstairs addition became a versatile bonus room—ready to adapt as the children grow. On the main floor, we expanded the footprint to build a larger home office, turning a once-small bedroom into a functional, light-filled workspace.

Redefining the Entryway

Before, the front door opened into a cramped corner. Guests crowded into a narrow hall that funneled into the kitchen.

By extending the entry, we created a space that welcomes instead of bottlenecks. Now, guests can enter, mingle, and take in the home without stepping on each other’s toes.

We included a custom open entry mudroom with built-in cabinetry for coats, a storage bench for shoes, and shelving that feels intentional. It’s practical, polished, and perfectly placed.

A Gathering Place for Entertaining

This family loves wine, and their new entry space reflects it. We designed a built-in bar with two wine fridges, dedicated wine storage, and an eye-catching backsplash. The tile is a perfect example of using premium materials in a small area for maximum impact.

A floating wood shelf matches the cabinetry, while the quartz countertop—identical to the one in their kitchen—ties the spaces together. The bar sits just steps from the living and dining rooms, turning the entry into an extension of their entertaining space.

Seamless Integration with the Existing Home

We didn’t touch the kitchen, but we honored its design. Matching the quartz countertop and cabinetry finishes ensured the new bar felt original to the house.

That attention to detail carries throughout the remodel. From stains and textures to tile placement, every choice was deliberate. The goal: make the new spaces feel like they’ve always been there.

The expanded office offers room for creativity and productivity. The new bonus room upstairs gives the family flexibility—whether it’s a playroom, media space, or guest area.

Mike & Traci Tenhulzen turned their vision for a unique home into a celebrated landmark after searching months for the right lender.

The Tenhulzens envisioned more than just a home; they wanted a unique space that would be a personal sanctuary and business showcase while honoring the character of the Sammamish Valley. Faced with the challenges of financing a unique property, their journey took a welcome turn when they found Legacy Group Capital—a custom construction lender with flexibility no standard bank has.

A Unique Vision: Creating a One-of-a-Kind Home and Office

The Hollywood Manor at The Tenhulzen Reserve is more than just a home. It is the culmination of 30+ years experience in the remodeling industry. Clever structural and mechanical methods are concealed in the walls of themed rooms.

“Everywhere you go, every corner of this manner, there’s a surprise,” Traci noted. “It’s an element of remodeling that our company does, and we’re proud of that.”

The existing 1,700 square foot 1950’s rambler had been modified by a prior owner into a tap room, leaving the residential property without a house. The 5,200 square foot addition became the primary residence, converting the existing structure into home office. With this creative integration, the Tenhulzens are able to operate their business on property, using their home as a showcase filled with their innovative designs and installed product.

The Turning Point: Discovering Legacy

A Lender That Can Take Risks

Mike Tenhulzen took advantage of the Covid slow downs to begin construction, using reserve capital and lines of credit to finance the project while trying to secure a construction loan. It wasn’t until framing was nearly complete that Legacy Group Capital showed interest in funding the entire construction. The lending officer, Shannon recalls “The home had already gone vertical before they even talked to us. It was quite a bit down the road, which most lenders don’t like to do.”

Legacy’s willingness to look beyond conventional lending parameters stood out. Shannon explained, “There’s nothing like Mike and Traci’s home. You could go 100 miles from here, and you’re not gonna find another home in wine country that’s zoned residential adjacent to commercial.”

Building Trust: A New Relationship with Legacy

A Seamless Experience

When Shannon assured Mike and Traci that Legacy had their backs, it was hard for them to believe. “I was like, oh man. I’ve heard that before,” Mike confessed. But the experience with Legacy was different. The construction financing experience began with a 2-month application and underwriting review process with a bank they had been with for 20+ years. When that fell through, they tried two regional banks, private investors and even hard money lenders. Cash was starting to run thin and the project was on the brink of shutting down.

Legacy Capital Group stepped in at the right time with the right solution to secure a 12-month construction loan.

“It opened doors to allow our stress level to go down, enabling us to finally do what we wanted to do,” Traci shared. “With Legacy, it was different. I felt like there was a bridge of warmth, a hug.”

A Lasting Legacy: More than Just a Home

Achieving More than They Dreamed

Construction costs accumulated roughly 5% more than the line-item budget, becoming one of the most accurately performed projects Legacy had ever seen. At 16 months in duration, the new house received its final inspection 3 weeks after it was initially planned, allowing for the construction loan to be converted to permanent financing.

Shannon considers it an honor to be part of their journey. “Their vision is going to live on forever, and I got to be a small part of that. That is something I take pride in having on Legacy’s reputation.” Mike and Traci’s journey wasn’t a straightforward one, but with the help of Legacy, they managed to overcome significant hurdles to create their own legacy.

In the end, Traci sums it up perfectly: “It was great that we were introduced to Legacy when we did. Otherwise, we’d be sitting at framing.”

This year, Tenhulzen Residential is proud to feature Hollywood Manor. This 5,400 square foot addition was designed and built by Tenhulzen Remodeling.

Hollywood Manor Debuts at 2024 Remodeled Homes Tour!

We built Hollywood Manor, an iconic structure redefining luxury in the Sammamish Valley, completing construction in early 2024. In addition, we completely redesigned the landscaping, integrating it seamlessly with the surroundings.

A farmhouse-style Pinterest image and floorplan inspired us. As a result, we morphed it into a modernized home built for entertaining, featuring 5 themed suites, a wrap-around porch, and a 3-stop elevator.

We named it for Woodinville’s Hollywood District, consequently positioning it perfectly between the iconic Hollywood Schoolhouse and Northshore athletic fields. As a result, guests will discover dozens of wine tasting rooms, restaurants, and outdoor concert venues within walking distance!

As a showcase of installed product, the home features 8 different toilets, 5 shower drain configurations, 7 hardware finishes, 4 gas fireplaces, 5 outdoor railing styles, 9 window and door configurations, and a variety of interior and exterior finish materials.

Space For Rent

Hollywood Manor is a fully furnished private residence available for the discerning guest. Daily event rentals include full-day, or four-hour segments (8AM-12PM, 1PM-5PM, 6PM-10PM). Depending on the event type and space requirements, certain areas of the home may be available for access to ensure a personalized experience.

Overnight Accommodations

Subject to approval by the homeowners, up to 5 couples may comfortably enjoy each of 5 ensuites for 2 night minimum stays. Certainly, this is a popular option for local concerts and tourist activities as well as customers needing short term stays while their homes are under construction.
