A Year in the Making: From Dream to Reality in Outdoor Remodeling

The transformation of this outdoor living room began in March 2021. It followed an extensive whole-house renovation known as “You Only Remodel Twice”. Building on insights and permit requirements from the first project, we approached this phase strategically. As a result, we designed an outdoor structure that felt both intentional and inspiring.

From the outset, the goal remained clear. We needed to create an architecturally pleasing space that enhanced the backyard.  At the same time, we preserved the natural sunlight reaching the kitchen.

However, site conditions significantly limited the allowable footprint. Therefore, we carefully evaluated every design decision. Ultimately, we maximized functionality while working within strict spatial constraints. Through thoughtful planning and disciplined execution, the project evolved into a refined extension of the home.

Elevated Outdoor Living Designed for Year-Round Comfort

The final result delivers a refined outdoor living space built for year-round family enjoyment. At the center, we installed an outdoor television framed in elegant Eldorado stone. Surrounding it, a wood-burning fireplace anchors the space with warmth and presence. Below, a black granite hearth adds contrast and durability.
Above, a reclaimed wood mantle and midnight bronze chimney cap complete the composition.

To preserve natural light, we strategically incorporated two Velux skylights and an acrylic roof panel. As a result, sunlight continues to reach the adjacent kitchen. Meanwhile, rain chains guide Pacific Northwest rainfall in a visually striking way. In addition, antique bronze Charleston sconces cast a soft white glow across the space.

Functionality extends well beyond summer months. During winter, infrared heaters provide consistent, comfortable warmth. Conversely, in warmer seasons, dual five-blade Wynd paddle fans circulate a refreshing breeze. Therefore, the outdoor living area remains comfortable and inviting throughout the entire year.

A Thoughtfully Designed Outdoor Kitchen Built for Gathering and Performance

The cooking and dining area is well-appointed with steel cabinets adorned with Neolith countertops, Calatorao silk, and ample space for the green egg and grill. A prep sink, complete with a BOSCH water heater and Lynx stainless faucet, adds convenience to the space. Comfortable dining and lounging areas are thoughtfully arranged to ensure that every moment spent here is a delight.

Home is where the heart is, and sometimes, that heart just wants to bask in the beauty of the outdoors without worrying about the unpredictable weather. That’s where the idea of adding an outdoor living space comes into play, to bring nature closer to home.

In this sequel to the previous primary suite addition, the focus shifted to an outdoor space that would complement the stunning kitchen remodel. The objective was as clear as the blue skies: to construct a covered outdoor dining area on an existing deck that could be enjoyed all year round. The challenge, however, was no walk in the park; it was about seamlessly integrating this new feature so that it looked like an original part of the house.

Working Around Challenges

The path to this picture-perfect outdoor space was not without its hurdles. The project required a permit from the City of Bellevue, and to navigate the permit process, it was essential to precisely determine the location of the existing septic tank. A stumbling block appeared when it was found that the septic tank was positioned in a way that conflicted with the minimum distance requirement from the existing deck. Fortunately, the condition wasn’t a showstopper, as it didn’t prevent us from constructing the overhead cover, and we were thrilled when the proposed footing locations were approved.

Crafting the Perfect Outdoor Retreat

The design of the roof was essential to the project, and its style had to be just right. The roof was planned as enclosed to accommodate recessed can lights, creating an inviting atmosphere for evening gatherings. Because of the deck’s slope, heating elements had to be suspended, as they are designed for installation in flat ceilings only. Skylights, a popular feature request, were included to ensure a steady stream of natural light into the house.

The dimensions of the roof were carefully considered, taking into account the change made to the kitchen sink window. This change dictated the overall width of the roof. Additionally, the pitch of the roof was determined based on the existing roof structure, ensuring a seamless connection between the original design and the new addition.

A center vault flanked by hips became an architecturally-integrated roof for maximum coverage.  The 3 separate spaces that result are fireplace lounge, dining, and passage.  Overhead heaters, skylights and recessed can lighting offer a unique outdoor space connected to the hub of the house.

The outdoor space became the first of 3 projects phased out over time.  The glass block window changed to a transom to allow for the new roof structure.  As a result, the primary bath was designed to be phased separately as a sequel called Accentual.

The laundry room is another sequel in the making made way by removal of the exterior door for the outdoor fireplace.

Inspired by unobstructed green space, this outdoor living area was designed to integrate and accentuate the primary living area.

What was once 2 individual small decks is now a contiguous entertaining space complete with built-in seating, fireplace and TV.

A future outdoor kitchenette is pre-plumbed for sink, BBQ and under-counter fridge.

This L-shaped rambler needed a total transformation – and that’s exactly what we did! We created a U-shape design with all the right features, including a home office, kitchenette, 3/4 bath, converted guest suite AND an outdoor deck topped off with a pyramid roof.

We even made sure to enlarge the smaller rooms to create a great room effect and modernize the dining area – now you can really show off your hosting skills! It’s like the dream house you never knew you wanted.

This outdoor living room and kitchen was designed for use by a professional cook, but unfortunately, the initial island cooktop and refrigerator placement just didn’t cut the mustard.

Our remodeling wizards worked their magic and established a linear reconfiguration of the space to accommodate pantry cabinetry and a task desk, replacing the former walk-in pantry. To truly elevate the space, we utilized alder cabinetry stained to replicate the luxurious look of cherry. And to complete the stunning design, we added soapstone countertops and a tumbled glass accent liner that will leave you breathless.

But that’s not all – we also moved the cooktop off the island and reorganized the storage and appliance locations for optimum efficiency. Now, this outdoor living room and kitchen are ready for even the most demanding pro-cook.

Sammamish, WA

This All Season Entertaining space consists of upper and lower year-round entertaining areas that integrate into the home and landscape.

An outdoor fireplace is nestled between support columns with 3rd zone of dimmable lighting. A concrete planter surrounds a stone fireplace under an eyebrow roof with an impermeable deck surface above.

Stainless grille set in granite top and stone facade extension of fireplace below. Powder-coated steel and 3/8″ tempered glass rail system connected to spiral stairway with metal treads.

To ensure a seamless integration with your existing backyard, the team expertly crafted a radiused Trex decking. The decking was carefully ripped lengthwise and pre-heated to bend and fit perfectly around your existing pond, resulting in a stunning and cohesive design that complements the natural contours of your outdoor space.
